HOUSE RULES

A few simple expectations.

The Heron, The Mariner, and The Nest are located in the same residential apartment building in Bellevue. These rules help protect each home, respect the residents and shared spaces of the building, and preserve the experience of every guest.

By booking any of these Bellevue stays, all guests agree to follow these house rules, the terms of the reservation, and all applicable building policies.


Standard check-in begins at 4:00 PM, and checkout is by 11:00 AM. The home offers self-check-in using a smart lock.

Subject to availability, guests may request:

  • Standard early check-in beginning at 2:00 PM for $100
  • Standard late checkout until 1:00 PM for $100

Requests to arrive before 2:00 PM or depart after 1:00 PM may occasionally be accommodated. Timing and pricing for those arrangements are determined individually and must be approved in writing by 29 Nights.

Guests may not enter the property before their approved check-in time or remain at the property after their approved checkout time. Unauthorized early arrival or late departure is a violation of the house rules and may result in a $250 House Rule Violation Fee.

For an unauthorized late checkout, 29 Nights may also assess an additional $100 late-checkout fee, plus $50 per hour, calculated in 15-minute increments and rounded up to the next increment. These charges may be applied in addition to the House Rule Violation Fee.

All fees are assessed at the discretion of 29 Nights. Depending on the circumstances, we reserve the right to assess, reduce, or waive any applicable charge.

Please complete all departure instructions and fully vacate the property by the approved checkout time.

The reservation must accurately reflect the total number of people staying at or visiting the property. All guests must be disclosed to 29 Nights before arrival and included in the reservation.

The Heron, The Mariner, and The Nest each accommodate a maximum of 4 guests. This limit may not be exceeded at any time without prior written authorization from 29 Nights.

Full names must be provided for all guests before check-in. Every guest is responsible for following these house rules and all applicable policies governing the residential building.

Visitors and Unregistered Guests

Only registered guests are permitted inside the apartment or residential building. Daytime visitors, additional overnight guests, and anyone not included in the reservation require prior written approval from 29 Nights.

Approval is considered individually, is not guaranteed, and may require:

  • Updating the reservation
  • Payment of applicable additional-guest fees
  • Providing the visitor’s or additional guest’s full name
  • Compliance with the property’s maximum occupancy
  • Compliance with all building access and security requirements

Guests may not provide building access, keys, entry codes, fobs, garage access, or other credentials to an unauthorized person.

Guests may not host parties, gatherings, events, or informal visits under the guise of having approved overnight occupancy.

Additional-Guest Pricing

The nightly rate includes up to 2 guests.

After that threshold, an additional fee of $25 per person, per night applies, up to The Arena’s maximum permitted occupancy of four guests. The reservation must be updated and all applicable fees paid before arrival.

Unauthorized Guests

Bringing an undisclosed or unauthorized guest into the apartment or residential building is a violation of the house rules and may result in:

  • Applicable additional-guest charges
  • A $250 House Rule Violation Fee
  • Completion of any outstanding registration requirements
  • Additional cleaning, damage, security, building-management, or service costs
  • Termination of the reservation without refund when warranted

All fees and enforcement decisions are assessed at the discretion of 29 Nights and may be applied, reduced, or waived depending on the circumstances.

The booking guest is responsible for the conduct of every adult, child, visitor, and other person associated with the reservation.

The Arena is located in a residential apartment building where neighboring units are occupied by full-time residents. Guests must behave respectfully inside the apartment and throughout all shared areas of the building.

Parties & Gatherings

Parties, events, receptions, gatherings, and other organized activities are not permitted without prior written authorization from 29 Nights.

Only registered guests and visitors specifically approved by 29 Nights may enter the apartment or residential building. Guests may not use the property for open invitations, informal gatherings, celebrations, or other activities involving unauthorized people.

Commercial photography, filming, content production, meetings, or other business use of the property also requires prior written authorization.

Quiet Hours & Noise

Quiet hours are from 10:00 PM to 8:00 AM.

During quiet hours, voices, music, televisions, pets, doors, and movement through hallways or other shared areas must be kept at a level that will not disturb neighboring residents.

Respectful noise levels are required at all times—not only during designated quiet hours. Guests must be especially considerate when entering or leaving the building early in the morning or late at night.

Conduct in the Building

Guests must:

  • Treat residents, building staff, contractors, and other guests respectfully
  • Comply with all building rules, posted notices, and lawful instructions
  • Avoid shouting, running, loitering, or disruptive behavior in hallways, elevators, the lobby, garage, or other common areas
  • Keep hallways, doors, elevators, stairwells, and emergency exits unobstructed
  • Avoid dangerous, threatening, harassing, illegal, or otherwise inappropriate conduct
  • Refrain from allowing unknown or unauthorized individuals into the building

If 29 Nights receives a complaint or identifies disruptive conduct, guests must immediately reduce the noise or discontinue the activity.

Violations may result in the $250 House Rule Violation Fee, reimbursement for any building-management, security, cleaning, damage, or service costs, and termination of the reservation without refund when warranted.

All fees and enforcement decisions are assessed at the discretion of 29 Nights and may be applied, reduced, or waived depending on the circumstances.

The Arena is located inside a shared residential building. Guests must protect the security of the building and respect the residents, staff, and shared spaces throughout their stay.

Keys, Fobs & Access Credentials

Any keys, fobs, remotes, entry codes, or other access credentials provided for the reservation may be used only by registered guests.

Guests may not:

  • Share access credentials with unauthorized individuals
  • Copy keys or duplicate access devices
  • Allow unknown individuals to follow them into the building
  • Leave keys, fobs, or remotes unattended in publicly accessible areas
  • Use access credentials after checkout
  • Tamper with locks, intercoms, doors, gates, or security equipment

Lost, damaged, unreturned, or compromised access devices must be reported to 29 Nights immediately. Guests are responsible for resulting replacement, reprogramming, locksmith, rekeying, or building-management costs.

Building Entry & Security

Exterior doors, garage entrances, and other secured access points must remain closed and locked. Guests may not prop open doors or admit anyone who is not associated with their reservation.

Any suspicious activity, damaged lock, unsecured entrance, or access problem should be reported promptly to 29 Nights.

Shared & Common Areas

Guests must behave respectfully in all hallways, elevators, stairwells, entrances, lobbies, garages, and other common areas.

Common areas may not be used for:

  • Gatherings or socializing
  • Excessive noise or disruptive behavior
  • Storing luggage, bicycles, scooters, trash, or personal belongings
  • Smoking or vaping
  • Blocking doors, walkways, elevators, or emergency exits
  • Activities that interfere with residents or building operations

Children and pets must remain supervised in all shared spaces.

Building Rules & Instructions

Guests must comply with all posted building rules and any lawful instructions provided by building management, security personnel, maintenance staff, or 29 Nights.

Guests should contact 29 Nights directly for assistance and may not request services, access, reservation support, or exceptions from building management, leasing staff, maintenance personnel, or neighboring residents, except during a genuine emergency.

Violations may result in the $250 House Rule Violation Fee, along with any building-management charges, security costs, access-device replacement expenses, damage, or other actual costs incurred.

All fees and enforcement decisions are assessed at the discretion of 29 Nights and may be applied, reduced, or waived depending on the circumstances.

Each Bellevue apartment has access to one assigned parking stall located in the covered, open-air parking area beneath the building.

Reserving Parking

Parking is not automatically included with the reservation. A stall must be requested, paid for, and confirmed in writing by 29 Nights before use.

Availability is limited and is not guaranteed. Guests may not use a parking stall unless parking has been specifically added to their reservation.

Using the Assigned Stall

Guests with confirmed parking must:

  • Park only in the stall assigned by 29 Nights
  • Ensure the vehicle fits completely within the marked parking space
  • Keep driveways, entrances, neighboring stalls, and pedestrian access areas unobstructed
  • Follow all posted parking rules and instructions
  • Secure the vehicle and remove valuables whenever it is unattended
  • Avoid storing luggage, bicycles, trash, or other belongings in the parking area

Guests may not park in another resident’s stall, an unassigned space, a fire lane, a loading area, or any other location not specifically approved for their reservation.

Vehicle Clearance & Property Protection

Because the parking stalls are located beneath the apartments, guests must pay close attention to overhead clearance and surrounding structural supports.

Vehicles, roof racks, cargo boxes, trailers, and other equipment must fit safely within the available space. Guests are responsible for any damage caused to the building, railings, supports, neighboring vehicles, or other property.

Electric-Vehicle Charging

Electric-vehicle charging is not permitted through apartment outlets, exterior outlets, extension cords, or any part of the property’s electrical system unless specifically authorized in writing by 29 Nights.

Unauthorized Parking

Unauthorized or improperly parked vehicles may be relocated or towed at the vehicle owner’s expense, depending on the circumstances and building policy.

Violations may result in the $250 House Rule Violation Fee, in addition to parking charges, towing expenses, property damage, building-management fees, or other actual costs incurred.

All fees and enforcement decisions are assessed at the discretion of 29 Nights and may be applied, reduced, or waived depending on the circumstances.

The Arena is located in a shared residential building. Guests must follow all building fire-safety requirements and avoid any activity that could create smoke, fire, electrical, or safety hazards for neighboring residents.

Smoking & Vaping

Smoking, vaping, and the use of electronic cigarettes are prohibited inside the apartment and throughout all indoor common areas of the building.

Guests are responsible for preventing smoke or vapor from entering the apartment, hallways, neighboring units, or other shared spaces.

Fire & Cooking Safety

Guests must follow alarms and evacuation instructions and may not tamper with smoke detectors, sprinklers, or other safety equipment.

Candles, incense, fireworks, sparklers, burnable decorations, portable fire features, and other open flames are prohibited.

Guests must:

  • Never leave cooking unattended
  • Use appliances only for their intended purpose
  • Keep flammable materials away from the stovetop, oven, heaters, and other heat sources
  • Keep hallways, doors, stairwells, and emergency exits unobstructed
  • Report smoke, burning odors, damaged wiring, malfunctioning appliances, or other safety concerns immediately
  • Follow all posted fire-safety instructions and lawful directions from building staff, emergency personnel, or 29 Nights

Guests may not tamper with, cover, disconnect, remove, or disable smoke detectors, carbon-monoxide detectors, sprinklers, fire extinguishers, alarms, or other safety equipment.

Prohibited Activities

Illegal drugs, unlawful activity, dangerous conduct, and the storage of hazardous, flammable, or explosive materials are prohibited anywhere in the apartment or building.

Guests may not use grills, portable cooking appliances, space heaters, or other high-risk equipment unless the item was supplied or expressly approved by 29 Nights for use in the apartment.

Violations may result in the $250 House Rule Violation Fee, along with the actual cost of smoke remediation, odor removal, alarm response, fire-department charges, building-management fees, repairs, damage, excessive cleaning, or other resulting expenses.

All fees and enforcement decisions are assessed at the discretion of 29 Nights and may be applied, reduced, or waived depending on the circumstances.

The Arena includes elevated windows and a private balcony. Guests must use these areas carefully and supervise children and pets at all times.

Balcony Safety

Guests may not:

  • Sit, stand, climb, lean, or place children or pets on balcony railings
  • Allow children or pets onto the balcony without direct adult supervision
  • Throw, drop, shake, or pour anything from the balcony
  • Hang clothing, towels, decorations, signs, or other items from the railing
  • Place furniture, luggage, or other objects against the railing in a way that could create a climbing or fall hazard
  • Feed birds or other wildlife from the balcony
  • Use grills, candles, fireworks, heaters, or other open-flame or high-heat devices on the balcony
  • Create excessive noise or use the balcony in a way that disturbs neighboring residents

Balcony doors must be closed and secured whenever the apartment is unattended and during severe weather.

Window Safety

Guests may not lean, sit, climb, or place weight against windows, screens, ledges, or frames. Furniture and other climbable objects should be kept away from open windows, especially when children are present.

Window screens are intended for ventilation and insect control only. They are not safety barriers and must not be pushed against, removed, or altered.

Guests must close and secure all windows before leaving the apartment and whenever weather conditions could allow rain, wind, or other damage inside.

Any loose railing, damaged screen, malfunctioning lock, cracked glass, or other safety concern must be reported to 29 Nights immediately. Guests must stop using the affected area until further instructions are provided.

Violations may result in the $250 House Rule Violation Fee, along with any building-management charges and the actual cost of inspection, repair, replacement, damage, cleanup, or service.

All fees and enforcement decisions are assessed at the discretion of 29 Nights and may be applied, reduced, or waived depending on the circumstances.

At properties where pets are permitted, all pets must be disclosed to 29 Nights before arrival, included in the reservation, and approved in accordance with the applicable listing and booking terms. The standard pet fee is $100 per pet.

Unless prior written permission is provided, reservations are limited to one pet. Approval of an additional pet is not guaranteed and may be subject to an additional pet fee.

Dogs Requiring Prior Authorization

Without prior written authorization from 29 Nights, we are unable to accommodate the following breeds or any hybrid or mixed breed containing one or more of them:

Pit Bulls, German Shepherds, Chow Chows, Boxers, Rottweilers, Bull Mastiffs, Presa Canarios, American Bulldogs, wolf hybrids, Huskies, Malamutes, Dobermans, St. Bernards, Great Danes, Akitas, and Staffordshire Terriers.

Authorization is considered individually and is not guaranteed. Guests may be asked to provide information about the dog’s breed, age, size, temperament, training, and behavioral history before approval is granted.

We are unable to accommodate any pet with a known history of violent, aggressive, or threatening behavior toward a person or another animal.

Responsibilities During the Stay

Guests traveling with a pet agree to the following:

  • Pets may never be left unattended anywhere at the property.
  • Pets must remain supervised and under control at all times.
  • Pets must be kept on a leash or in a carrier while outdoors or in any shared or common area.
  • Pets may not roam onto neighboring property or approach, chase, or disturb wildlife.
  • Pets must remain off beds, sofas, chairs, and all other furniture.
  • Pets may relieve themselves only in appropriate or designated outdoor areas.
  • Pet waste must be picked up promptly and disposed of properly.
  • Pets may not create excessive noise or otherwise disturb neighbors, residents, or other guests.
  • Pets must be current on all licensing and vaccination requirements applicable in the guest’s permanent place of residence.
  • Guests must provide current licensing or vaccination records if requested by 29 Nights.
  • Pets are not permitted in pools, hot tubs, saunas, cold plunges, offices, clubrooms, shared laundry rooms, or other recreational or restricted facilities unless expressly authorized.
  • Guests are responsible for all pet-related damage, excessive cleaning, odors, waste removal, disturbances, or other resulting costs.

Undisclosed or Unauthorized Pets

Bringing an undisclosed, unapproved, restricted, or additional pet is a violation of the house rules and may result in:

  • The applicable pet fee
  • A $250 House Rule Violation Fee
  • Charges for additional cleaning, damage, or other actual costs
  • Termination of the reservation without refund when warranted

All fees and enforcement decisions are assessed at the discretion of 29 Nights and may be applied, reduced, or waived depending on the circumstances.

Service and Assistance Animals

Qualifying service animals and other legally protected assistance animals are not treated as ordinary pets and are handled separately in accordance with applicable law and the policies of the booking channel. Pet fees, breed-authorization requirements, disclosure requirements, and pet limits will not be applied where prohibited.

Guests must treat the home, furnishings, appliances, amenities, and surrounding property with reasonable care.

Caring for the Home

During the stay, guests agree to:

  • Use furnishings, appliances, equipment, and amenities only for their intended purposes.
  • Keep kitchen and dining areas reasonably clean after use.
  • Store food properly and avoid leaving food, trash, or other items exposed in a way that may attract pests.
  • Turn off unnecessary lights, appliances, and water fixtures when not in use.
  • Close and lock exterior doors and windows whenever the property is unattended.
  • Avoid moving furniture, disconnecting equipment, altering the property, or attempting repairs without prior written authorization from 29 Nights.
  • Follow all property-specific operating instructions and checkout requirements.

Reporting Damage or Safety Concerns

Any damage, breakage, leak, malfunction, missing item, unsafe condition, or maintenance concern must be reported to 29 Nights as soon as it is discovered.

Prompt reporting allows us to assist during the stay, protect guests and the property, and prevent additional damage. Guests may not conceal damage or continue using an item, appliance, or amenity that appears unsafe or is not functioning properly.

Guest Responsibility

The booking guest is responsible for damage, excessive cleaning, missing items, unauthorized alterations or repairs, service calls, and other costs caused by any guest, visitor, child, or pet associated with the reservation.

Failure to report damage or comply with these requirements may result in the $250 House Rule Violation Fee, in addition to the actual cost of cleaning, repair, replacement, labor, professional services, or other resulting expenses.

All fees and enforcement decisions are assessed at the discretion of 29 Nights and may be applied, reduced, or waived depending on the circumstances.

The Arena is located inside a shared residential building. Guests must protect the Guests must dispose of trash, recycling, and other waste only in the designated building collection areas and must follow all posted sorting and disposal instructions.

Trash, recycling, food waste, pet waste, boxes, furniture, and personal belongings may not be left in hallways, stairwells, elevators, the lobby, garage, or other shared spaces.

Bags must be securely closed before being carried through the building. Large boxes should be broken down, and oversized items may not be discarded at the property without prior written authorization from 29 Nights.

Guests may not place prohibited materials, hazardous substances, electronics, furniture, or other restricted items in the building’s waste containers.

Violations may result in the $250 House Rule Violation Fee, along with any building-management charges and the actual cost of cleanup, removal, disposal, damage, or service.

All fees and enforcement decisions are assessed at the discretion of 29 Nights and may be applied, reduced, or waived depending on the circumstances.

The Arena is located inside a secured residential building. Security cameras and access-control systems may operate in shared or publicly accessible areas for resident safety, property security, and building operations.

Building-managed surveillance may include exterior entrances, lobbies, hallways, elevators, parking areas, package areas, and other common spaces. These systems are operated and controlled by building ownership or management—not by 29 Nights.

Apartment Entry Camera

29 Nights operates a Ring peephole camera at the apartment’s front door. The camera faces the shared hallway immediately outside the apartment and may record video and audio when motion is detected, the doorbell is activated, or the camera is accessed for a legitimate safety, security, occupancy, or house-rule concern.

The camera is not intended to monitor ordinary guest activity.

There are no cameras inside the apartment.

Security Equipment

Guests may not cover, disconnect, reposition, obstruct, damage, disable, or otherwise interfere with the Ring camera or any building camera, intercom, lock, alarm, access-control system, or other security equipment.

Tampering with security equipment may result in the $250 House Rule Violation Fee, along with any building-management charges and the actual cost of inspection, repair, replacement, reprogramming, or service.

All fees and enforcement decisions are assessed at the discretion of 29 Nights and may be applied, reduced, or waived depending on the circumstances.

Packages, mail, and other shipped items may not be sent to the property.

29 Nights does not provide guest access to mailboxes and cannot accept, retrieve, store, forward, return, or coordinate the delivery of items on a guest’s behalf. We are not responsible for items that are delayed, misplaced, stolen, returned to the sender, or delivered before arrival or after checkout.

Guests who need to receive a shipped item during their stay should use a secure carrier pickup location or another address where someone is available to accept it.

Food, grocery, and other same-day deliveries may be arranged during the stay, but guests are responsible for coordinating directly with the delivery provider and receiving the order promptly. Building keys, entry codes, fobs, and other property-access credentials may not be shared with delivery personnel.

Any violation of these house rules may result in a $250 House Rule Violation Fee. This fee is assessed at the discretion of 29 Nights and may be applied, reduced, or waived depending on the circumstances.

Certain violations may also result in additional charges as described elsewhere in these house rules or in the applicable booking agreement. Guests remain responsible for any actual costs caused by their actions, including cleaning, repair, replacement, labor, professional services, service calls, or lost revenue.

Applicable fees may be assessed cumulatively when more than one rule, fee, or cost applies.

Serious, repeated, unsafe, disruptive, or illegal conduct may result in termination of the reservation and removal from the property without refund when permitted by the booking agreement, applicable platform policies, and law.

The booking guest is responsible for the conduct of every guest, visitor, child, and pet associated with the reservation.
