29 Nights works selectively with distinctive properties that have the potential to deliver a premium guest experience.
We look for homes with strong guest appeal, a compelling location or setting, thoughtful design, and the ability to meet our standards for presentation, amenities, cleanliness, safety, maintenance, and comfort.
The owner relationship is equally important. We work best with owners who are prepared to invest in the property, address maintenance proactively, prioritize long-term stewardship, and entrust daily operations to an experienced management team.
We are generally not a fit for owners whose primary objective is minimizing operating costs or maximizing short-term revenue at the expense of the home or guest experience.
Yes. Existing listings may be retained when they have:

In those cases, 29 Nights may be added as a co-host so the property can retain its established listing history and reviews.
Alternatively, we may recommend creating a new listing under the 29 Nights account when a fresh launch would better support the property’s positioning, presentation, or long-term strategy.

The structure depends on the property and its existing listing history.
Qualifying established listings may remain in the owner’s account, with 29 Nights added as a co-host. New or repositioned properties may instead be launched through a new listing under the 29 Nights account.
We evaluate both options and recommend the structure that best supports the property’s existing reputation, operational needs, and long-term performance.
Guest reviews remain attached to the listing on which they were originally published.
Pricing is actively managed using market demand, seasonality, booking pace, local events, length of stay, availability, historical performance, and the individual characteristics of the property.
For each home, 29 Nights develops a custom, property-specific pricing strategy rather than applying the same rules across the portfolio. We use PriceLabs, a professional dynamic-pricing platform, to analyze market data and support that strategy with automated rate adjustments.
The software supports our decision-making—it does not replace it. Our team continuously oversees pricing, availability, minimum-stay requirements, last-minute adjustments, and seasonal strategy to keep the property competitive while protecting long-term revenue.
Owners retain visibility into performance, while 29 Nights manages the ongoing pricing decisions. No specific level of occupancy or revenue can be guaranteed.
29 Nights coordinates cleaning, inspections, supply management, maintenance, and preparation before every guest arrival.
Our team works with property-specific cleaners and trusted local vendors, monitors reported issues, and prioritizes work according to guest safety, active reservations, potential property damage, and upcoming check-ins.
The amount 29 Nights may authorize for maintenance or repairs without first obtaining owner approval is established individually during the management-agreement process. Owners are informed of meaningful repairs, expenses, and ongoing property concerns.
Statements and payouts are generally delivered within 10 business days after the end of each quarter.
Each reporting cycle provides visibility into the property’s booking performance, revenue, operating expenses, management fees, and owner proceeds.
The specific reporting format, payment process, and treatment of reserves or outstanding expenses are documented in the management agreement.
29 Nights charges an initial fee to complete the property analysis and develop a customized listing plan.
That process allows us to evaluate the property, identify opportunities and required improvements, recommend the appropriate listing structure, and create a roadmap for onboarding and launch.
The analysis and listing-plan fee is credited in full when the owner commits to a qualifying one-year management agreement with 29 Nights.
29 Nights requires an initial management term of at least one year.
Management fees vary based on the property, market, operating complexity, anticipated service requirements, and scope of management. Fees typically begin at 20% of booking revenue and may be higher for properties requiring additional oversight or services.
The exact fee, included services, authorization limits, and agreement terms are established after the property analysis.
Yes. Owners may reserve personal-use dates in accordance with the management agreement and the property’s booking calendar.
After every owner stay, the home is professionally cleaned, reset, and staged by the 29 Nights team before the next guest arrival. The cleaning cost is charged at cost and deducted from the owner’s next payout.
This allows owners to enjoy the property much like a guest—without needing to manage the checkout cleaning or prepare the home for the next reservation.
29 Nights manages the permitting, licensing, and lodging-tax requirements associated with operating the property as a short-term or vacation rental.
Owners are responsible for providing required ownership, property, insurance, and tax information and for cooperating with any applications, inspections, or documentation requirements.
The division of costs and any property-specific legal or regulatory obligations are confirmed before the management agreement is executed.
The timeline depends on the property’s current condition, existing operations, licensing status, photography, furnishing, maintenance needs, listing history, and overall readiness.
An established property that already meets the 29 Nights standard may transition relatively quickly. A new or repositioned property requiring repairs, furnishing, permitting, photography, branding, or listing development will require a longer preparation period.
Following the initial analysis, 29 Nights provides a customized listing plan and a clearer anticipated launch timeline.
