HOUSE RULES
A few simple expectations.
Deer Valley is located in a quiet rural community. These rules help protect the home, respect our neighbors, and preserve the experience of every guest.
By booking Deer Valley, all guests agree to follow these house rules, the terms of the reservation, and any required amenity or liability waivers.
Standard check-in begins at 4:00 PM, and checkout is by 11:00 AM. The home offers self-check-in using a smart lock.
Subject to availability, guests may request:
- Standard early check-in beginning at 2:00 PM for $100
- Standard late checkout until 1:00 PM for $100
Requests to arrive before 2:00 PM or depart after 1:00 PM may occasionally be accommodated. Timing and pricing for those arrangements are determined individually and must be approved in writing by 29 Nights.
Guests may not enter the property before their approved check-in time or remain at the property after their approved checkout time. Unauthorized early arrival or late departure is a violation of the house rules and may result in a $250 House Rule Violation Fee.
For an unauthorized late checkout, 29 Nights may also assess an additional $100 late-checkout fee, plus $50 per hour, calculated in 15-minute increments and rounded up to the next increment. These charges may be applied in addition to the House Rule Violation Fee.
All fees are assessed at the discretion of 29 Nights. Depending on the circumstances, we reserve the right to assess, reduce, or waive any applicable charge.
Please complete all departure instructions and fully vacate the property by the approved checkout time.
The reservation must accurately reflect the total number of people staying at or visiting the property. All guests must be disclosed to 29 Nights before arrival and included in the reservation.
The property’s maximum permitted occupancy is 9 guests. This limit may not be exceeded at any time without prior written authorization from 29 Nights.
Full names must be provided for all guests before check-in. When required, each adult guest must complete their own amenity or liability waiver, and a parent or legal guardian must complete the required documentation for minors.
Visitors and Unregistered Guests
Only registered guests are permitted at the property. Daytime visitors, additional overnight guests, and anyone not included in the reservation require prior written approval from 29 Nights.
Approval is considered individually, is not guaranteed, and may require:
- Updating the reservation
- Payment of applicable additional-guest fees
- Completion of required waivers
- Compliance with the property’s maximum occupancy
Guests may not host parties, gatherings, events, or informal visits under the guise of having approved overnight occupancy.
Additional-Guest Pricing
The nightly rate includes up to 6 guests.
After that threshold, an additional fee of $50 per person, per night applies, up to the property’s maximum permitted occupancy. The reservation must be updated and all applicable fees paid before arrival.
Unauthorized Guests
Bringing an undisclosed or unauthorized guest onto the property is a violation of the house rules and may result in:
- Applicable additional-guest charges
- A $250 House Rule Violation Fee
- Completion of any outstanding waivers or registration requirements
- Additional cleaning, damage, security, or service costs
- Termination of the reservation without refund when warranted
All fees and enforcement decisions are assessed at the discretion of 29 Nights and may be applied, reduced, or waived depending on the circumstances.
The booking guest is responsible for the conduct of every adult, child, visitor, and other person associated with the reservation.
Deer Valley accommodates a maximum of 6 vehicles unless additional vehicles have received prior written authorization from 29 Nights.
Vehicles must be parked only in the designated driveway and parking areas. Guests may not park on footpaths, landscaped areas, hillsides, neighboring property, private roads, or any location that obstructs access to the home.
Trailers, recreational vehicles, campers, buses, commercial vehicles, and other oversized vehicles require prior written authorization. Sleeping or camping in a vehicle anywhere on the property is prohibited.
Guests must keep the driveway and access routes clear for:
- Emergency responders
- Property-management and maintenance personnel
- Trash and service vehicles
- Snowplows and snow-removal equipment
- Other authorized vehicles
During snow or winter weather, guests may be asked to move or reposition vehicles temporarily to allow for plowing, sanding, maintenance, or emergency access. Guests are responsible for monitoring current and forecasted mountain conditions and ensuring their vehicles are properly equipped.
Driving or parking outside the designated areas may damage landscaping, irrigation, septic components, drainage systems, or natural terrain. Guests are responsible for any resulting recovery, towing, repair, landscaping, or service costs.
Winter Vehicle Requirements
Snow and ice may affect the roads and driveway leading to Deer Valley. When winter conditions are present or forecast, all-wheel drive or four-wheel drive is strongly recommended.
Guests arriving in a two-wheel-drive vehicle must be prepared with dedicated winter tires, properly sized tire chains, or other approved traction devices appropriate for the conditions.
Low-clearance vehicles and vehicles without suitable winter traction may not be able to safely reach the property. Guests are responsible for checking current road, weather, and traction requirements before traveling and ensuring their vehicle is properly equipped.
Guests are responsible for:
- Checking current weather, road, and traction requirements before traveling
- Arriving in a vehicle equipped for the conditions
- Installing traction devices when required or necessary
- Following all posted restrictions and instructions from transportation authorities or 29 Nights
- Parking or temporarily moving vehicles as directed for plowing, sanding, or snow removal
29 Nights cannot guarantee that roads or the driveway will remain free of snow or ice throughout the stay. Guests who arrive in an inadequately equipped vehicle are responsible for any towing, recovery, roadside assistance, damage, delays, or other resulting costs.
Violations may result in the $250 House Rule Violation Fee, in addition to towing charges, property damage, service calls, or other actual costs incurred.

Parties, events, receptions, gatherings, and other organized activities are not permitted without prior written authorization from 29 Nights. Any person entering the property must also comply with the occupancy and registered-guest rules.
Quiet hours are from 10:00 PM to 8:00 AM. During these hours, voices, music, vehicles, pets, and use of outdoor spaces or amenities must be kept at a level that will not disturb neighboring residents. Respectful noise levels are required at all times—not only during designated quiet hours.
Guests must comply with all applicable laws and may not engage in illegal, dangerous, threatening, harassing, disruptive, or otherwise inappropriate conduct. Commercial photography, filming, events, or other business use of the property requires prior written authorization.
If 29 Nights receives a noise complaint or identifies disruptive conduct, guests must immediately reduce the noise or discontinue the activity. Serious or repeated violations may result in termination of the reservation and removal from the property without refund when warranted.
Any violation of this policy may result in the $250 House Rule Violation Fee, in addition to any actual damage, security, service, or other costs incurred. All fees and enforcement decisions are assessed at the discretion of 29 Nights and may be applied, reduced, or waived depending on the circumstances.
Deer Valley is located in a rural hillside environment with uneven terrain, changing weather, wildlife, and other natural outdoor hazards.
Guests must remain within the property boundaries and may not enter neighboring land, private roads, fields, outbuildings, or other areas not designated for guest use.
Children and pets must be closely supervised outdoors. Dogs must remain leashed and may not chase, approach, or disturb wildlife.
Guests may not feed, touch, or attempt to interact with wild animals. Food, trash, and pet supplies must be stored securely to avoid attracting wildlife or pests.
Please use appropriate care on decks, stairs, walkways, hillsides, and outdoor amenity areas, particularly during rain, snow, ice, darkness, or high winds. Any unsafe condition should be reported to 29 Nights promptly.
Smoking, vaping, and the use of electronic cigarettes are prohibited inside the home and all enclosed structures. Illegal drugs and illegal activity are prohibited anywhere on the property.
Deer Valley is located in a dry, rural environment where fire conditions can change quickly. Fireworks, candles, burn barrels, unauthorized fires, and other open flames are strictly prohibited. Guests must comply with all current Kittitas County and local fire-district burn bans, restrictions, posted signs, and property instructions.
Only property-provided grills, fire features, and cooking equipment may be used—and only in their intended locations when current restrictions permit. Grills, fires, and heated equipment must remain attended at all times and be fully extinguished after use.
Charging an electric vehicle through the home, exterior outlets, extension cords, or any other part of the property’s electrical system is strictly prohibited. Deer Valley is not equipped to support EV charging. Unauthorized EV charging may result in a $100 fee.
Commercial photography, filming, events, or other business use of the property requires prior written authorization from 29 Nights.
Violations may result in the $250 House Rule Violation Fee, in addition to the unauthorized EV-charging fee and the actual cost of smoke remediation, fire response, electrical service, damage, excessive cleaning, or other resulting expenses.
All fees and enforcement decisions are assessed at the discretion of 29 Nights and may be applied, reduced, or waived depending on the circumstances.
At properties where pets are permitted, all pets must be disclosed to 29 Nights before arrival, included in the reservation, and approved in accordance with the applicable listing and booking terms. The standard pet fee is $100 per pet.
Unless prior written permission is provided, reservations are limited to one pet. Approval of an additional pet is not guaranteed and may be subject to an additional pet fee.
Dogs Requiring Prior Authorization
Without prior written authorization from 29 Nights, we are unable to accommodate the following breeds or any hybrid or mixed breed containing one or more of them:
Pit Bulls, German Shepherds, Chow Chows, Boxers, Rottweilers, Bull Mastiffs, Presa Canarios, American Bulldogs, wolf hybrids, Huskies, Malamutes, Dobermans, St. Bernards, Great Danes, Akitas, and Staffordshire Terriers.
Authorization is considered individually and is not guaranteed. Guests may be asked to provide information about the dog’s breed, age, size, temperament, training, and behavioral history before approval is granted.
We are unable to accommodate any pet with a known history of violent, aggressive, or threatening behavior toward a person or another animal.
Responsibilities During the Stay
Guests traveling with a pet agree to the following:
- Pets may never be left unattended anywhere at the property.
- Pets must remain supervised and under control at all times.
- Pets must be kept on a leash or in a carrier while outdoors or in any shared or common area.
- Pets may not roam onto neighboring property or approach, chase, or disturb wildlife.
- Pets must remain off beds, sofas, chairs, and all other furniture.
- Pets may relieve themselves only in appropriate or designated outdoor areas.
- Pet waste must be picked up promptly and disposed of properly.
- Pets may not create excessive noise or otherwise disturb neighbors, residents, or other guests.
- Pets must be current on all licensing and vaccination requirements applicable in the guest’s permanent place of residence.
- Guests must provide current licensing or vaccination records if requested by 29 Nights.
- Pets are not permitted in pools, hot tubs, saunas, cold plunges, offices, clubrooms, shared laundry rooms, or other recreational or restricted facilities unless expressly authorized.
- Guests are responsible for all pet-related damage, excessive cleaning, odors, waste removal, disturbances, or other resulting costs.
Undisclosed or Unauthorized Pets
Bringing an undisclosed, unapproved, restricted, or additional pet is a violation of the house rules and may result in:
- The applicable pet fee
- A $250 House Rule Violation Fee
- Charges for additional cleaning, damage, or other actual costs
- Termination of the reservation without refund when warranted
All fees and enforcement decisions are assessed at the discretion of 29 Nights and may be applied, reduced, or waived depending on the circumstances.
Service and Assistance Animals
Qualifying service animals and other legally protected assistance animals are not treated as ordinary pets and are handled separately in accordance with applicable law and the policies of the booking channel. Pet fees, breed-authorization requirements, disclosure requirements, and pet limits will not be applied where prohibited.
Certain amenities and areas at this property involve inherent risks. Before check-in, every registered guest must complete the property-specific amenity and liability waiver provided by 29 Nights.
The following requirements apply:
- Each adult guest must review and sign their own waiver.
- A parent or legal guardian must complete and sign the required waiver for each minor.
- Waivers are required for every registered guest, whether or not they intend to use the amenities.
- Waivers must be completed within 10 days of booking.
- For reservations made close to arrival, all waivers must be completed at least 48 hours before check-in.
- Once the full name and email address of each required signer have been provided, the applicable waiver will be sent electronically through DocuSign.
Guests must read the entire waiver, initial each applicable activity or amenity, sign where required, and follow all written, posted, and verbal safety instructions. This includes all property-specific age restrictions, time limits, supervision requirements, swimmer requirements, and operating instructions.
Food and glassware are prohibited in and around hot tubs, saunas, cold plunges, pools, and other designated amenity areas. Guests may not tamper with equipment, controls, covers, water-care systems, or safety devices and must immediately report any malfunction, damage, or unsafe condition.
Guests must treat the home, furnishings, appliances, amenities, and surrounding property with reasonable care.
Caring for the Home
During the stay, guests agree to:
- Use furnishings, appliances, equipment, and amenities only for their intended purposes.
- Keep kitchen and dining areas reasonably clean after use.
- Store food properly and avoid leaving food, trash, or other items exposed in a way that may attract pests.
- Turn off unnecessary lights, appliances, and water fixtures when not in use.
- Close and lock exterior doors and windows whenever the property is unattended.
- Avoid moving furniture, disconnecting equipment, altering the property, or attempting repairs without prior written authorization from 29 Nights.
- Follow all property-specific operating instructions and checkout requirements.
Reporting Damage or Safety Concerns
Any damage, breakage, leak, malfunction, missing item, unsafe condition, or maintenance concern must be reported to 29 Nights as soon as it is discovered.
Prompt reporting allows us to assist during the stay, protect guests and the property, and prevent additional damage. Guests may not conceal damage or continue using an item, appliance, or amenity that appears unsafe or is not functioning properly.
Guest Responsibility
The booking guest is responsible for damage, excessive cleaning, missing items, unauthorized alterations or repairs, service calls, and other costs caused by any guest, visitor, child, or pet associated with the reservation.
Failure to report damage or comply with these requirements may result in the $250 House Rule Violation Fee, in addition to the actual cost of cleaning, repair, replacement, labor, professional services, or other resulting expenses.

This property relies on a private septic system and a shared well that also serves nearby cabins. Both systems require careful use.
Septic System
Only toilet paper and human waste may be flushed. The following items must never be placed in toilets, sinks, or drains:
- Wipes of any kind, including products labeled “flushable”
- Paper towels, tissues, diapers, or cotton products
- Feminine-hygiene products
- Food scraps, coffee grounds, grease, or cooking oil
- Medications, chemicals, paint, or other foreign materials
Guests must use water responsibly and avoid placing unnecessary strain on the septic system, including running multiple high-water-use appliances or fixtures simultaneously for extended periods.
Shared Well & Water Service
The property receives water from a private well shared with neighboring cabins. Because the system serves multiple homes, temporary changes in water pressure or interruptions in service may occasionally occur.
Water may also need to be temporarily shut off for maintenance, repairs, system testing, power outages, or an emergency affecting the shared well or surrounding properties. Some interruptions may occur with limited advance notice and may be outside the direct control of 29 Nights.
29 Nights will communicate known service interruptions and provide updates when available. Guests must follow any temporary water-use instructions provided during their stay.
Guests may not operate, adjust, access, or interfere with well pumps, valves, tanks, utility equipment, or other shared water-system components.
Reporting a Problem
Loss of water, unusually low pressure, leaks, backups, running toilets, unusual odors, discolored water, or other plumbing concerns must be reported to 29 Nights immediately.
Guests must stop using the affected fixture or system until further instructions are provided. Guests may not attempt plumbing repairs, use chemical drain cleaners, contact neighboring residents about the system, or arrange outside service without prior written authorization from 29 Nights.
Misuse of the plumbing, septic, or shared-well system may result in the $250 House Rule Violation Fee, in addition to the actual cost of service calls, cleanup, pumping, repair, replacement, water damage, or other resulting expenses.
All fees and enforcement decisions are assessed at the discretion of 29 Nights and may be applied, reduced, or waived depending on the circumstances.
Guests must dispose of trash, recycling, pet waste, and other household waste only in the designated containers and follow all property-specific sorting and disposal instructions.
All bags must be securely closed. Trash, food, pet supplies, and other items that may attract wildlife or pests may not be left outdoors, on decks, beside containers, or anywhere outside the designated disposal area.
Large boxes should be broken down before disposal. Furniture, electronics, hazardous materials, propane cylinders, oversized items, and other prohibited waste may not be discarded at the property without prior written authorization from 29 Nights.
Guests are responsible for any cleanup, wildlife response, pest treatment, removal, disposal, or other costs resulting from improper waste handling.
Violations may result in the $250 House Rule Violation Fee, in addition to any actual costs incurred. All fees and enforcement decisions are assessed at the discretion of 29 Nights and may be applied, reduced, or waived depending on the circumstances.
A Ring doorbell camera is installed beside the front entrance and faces the driveway and vehicle-parking area. The camera may record exterior video and audio when motion is detected or when accessed for a legitimate security or safety purpose.
The camera is used to help protect the property, respond to safety concerns, confirm occupancy when necessary, and investigate serious violations of the house rules. It is not intended to monitor normal guest activity.
There are no cameras inside the home or in private backyard or spa areas.
Guests may not cover, disconnect, reposition, damage, obstruct, or otherwise interfere with any security device. Tampering with security equipment may result in the $250 House Rule Violation Fee, along with the actual cost of repair, replacement, or service.
All fees and enforcement decisions are assessed at the discretion of 29 Nights and may be applied, reduced, or waived depending on the circumstances.
Packages, mail, and other shipped items may not be sent to the property.
29 Nights does not provide guest access to mailboxes and cannot accept, retrieve, store, forward, return, or coordinate the delivery of items on a guest’s behalf. We are not responsible for items that are delayed, misplaced, stolen, returned to the sender, or delivered before arrival or after checkout.
Guests who need to receive a shipped item during their stay should use a secure carrier pickup location or another address where someone is available to accept it.
Food, grocery, and other same-day deliveries may be arranged during the stay, but guests are responsible for coordinating directly with the delivery provider and receiving the order promptly. Building keys, entry codes, fobs, and other property-access credentials may not be shared with delivery personnel.
Any violation of these house rules may result in a $250 House Rule Violation Fee. This fee is assessed at the discretion of 29 Nights and may be applied, reduced, or waived depending on the circumstances.
Certain violations may also result in additional charges as described elsewhere in these house rules or in the applicable booking agreement. Guests remain responsible for any actual costs caused by their actions, including cleaning, repair, replacement, labor, professional services, service calls, or lost revenue.
Applicable fees may be assessed cumulatively when more than one rule, fee, or cost applies.
Serious, repeated, unsafe, disruptive, or illegal conduct may result in termination of the reservation and removal from the property without refund when permitted by the booking agreement, applicable platform policies, and law.
The booking guest is responsible for the conduct of every guest, visitor, child, and pet associated with the reservation.
